The Pier, North Vancouver, BC
Client: Pinnacle International

Description: A 6-acre, mixed use hotel, residential, commercial, public open-space waterfront development on the former Versatile Shipyards lands at the foot of Lonsdale in North Vancouver. This project has involved the design, approvals, construction and inspection of the relocation of the existing 4-lane Esplanade arterial servicing and road, servicing under CN Tunnel, servicing of foreshore sea wall and Pier, servicing for phase 1 and 2 of commercial and residential buildings and design and construction integration of North Vancouver's hydronic heating system, contaminated soils coordination, foreshore work and building excavation systems.

CREUS Member Roles: The Engineer of record for all the preliminary and detailed Civil Engineering, sediment and erosion control and Stormwater Management elements of the project. CREUS members managed the tendering and construction of the works and provided inspection for all ongoing and completed civil works. We are now completing the third phase which will see the opening of the hotel and commercial sites.
Evelyn, Evelyn Drive, West Vancouver, BC
Client: Onni

Description: A 20-acre, mixed use residential development on a hillside neighborhood designed to a Leed or equivalent level of sustainability. This project has involved the design, preliminary approvals and site preparation, construction and inspection.

CREUS Member Roles: The Engineer of record for all the preliminary and detailed civil, sediment and erosion control and Stormwater Management elements of the project. CREUS members managed the tender and construction of the works and provided inspection for all ongoing and completed on-site preparation and initial civil works.
Kadenwood, Kadenwood Drive, Whistler, BC
Client: Intrawest Resort Developments Group

Description: A 50-acre, residential development on a mountainside neighborhood with tough terrain and stringent visual impact requirements from the municipality. This project has involved the design of all civil services, roads, pump stations, ski area integration, preliminary approvals and site preparation, construction and inspection.

CREUS Member Roles: The Engineer of record for all the detailed civil, sediment and erosion control and Stormwater Management elements of the project. CREUS members managed the tender and construction of the works. A total of 5 phases have been completed on the project and CREUS is now aiding the developer with coordination of the housing development.
Green River, SLRD, BC
Client: 28165 Yukon Inc.

Description: A 700-acre residential development on a mountainside neighborhood with tough terrain and encroachments with rivers, highway, rail, hydro and creeks. Project is within SLRD and did not have any existing services. This project has involved the design of all civil services, roads, pump stations, reservoirs, creation of a CPCN, creation of an ISMP, bridges, preliminary approvals and site preparation, construction and inspection. We have provided project management for civil works, bridge construction, wetland restoration projects, site development, entry monuments, water system and sewage treatment plant construction.

CREUS Member Roles: The Engineer of record for all the detailed civil, sediment and erosion control and Stormwater Management elements of the project. CREUS members have managed the tender and construction of the works to date. CREUS has worked with the developer to phase the project in a manner that demonstrates commitment to quality and completeness while maintaining infrastructure in line with market absorption.
Chilliwack Mountain, Chilliwack, BC
Client: Columbia National Investments Ltd.

Description: A development of over 138 acres consisting of both multi and single-family residential units. This project is situated on a steep hillside in the Fraser Valley with significant environmental and aesthetic constraints.

CREUS Member Roles: CREUS is the prime consultant on the feasibility, review, planning, rezoning and project management, and is the Engineer of record for all the Civil, sediment and erosion control and Stormwater Management elements of the project and will be managing the tender and construction of the works.
Channel Ridge, Salt Spring Island, BC
Client: Channel Ridge Properties

Description: An 87 acre residential development on a mountainside neighborhood on Salt Spring Island with a challenging terrain. This project has involved designing all roads, civil services, pump stations, as well as coordinating with outside utilities.

CREUS Member Roles: : The Engineer of record for all the detailed Civil, sediment and erosion control and Stormwater Management elements of the project. Project management is a large part of our work on this project as we are assisting in tendering, providing cost estimates, coordinating with general contractors, inspecting the works, and providing additional support in areas such as producing safety plans for the work site.
Seylynn, Mountain Highway and Fern Street
Client: Seylynn (North Shore) Development LP

Description: Seylynn (North Shore) Development LP is proposing to redevelop the Seylynn Village lands in North Vancouver to form the cornerstone of the newly proposed Lower Lynn Town Centre for the District of North Vancouver. The existing lands include previously consolidated single family lots between Mountain Highway, Fern Street and Highway 1. The proposed development generally consists of 3 residential towers, with daycare, community amenities, rental housing and ground floor commercial components. The project will involve a major redevelopment of the site including realignment of the existing road network. The total site area is approximately 2.1ha.

CREUS Member Roles: : Creus Engineering Ltd. is responsible for the onsite and offsite Civil Engineering services for the multi-phased development. A major component on this work is the development of a new East-West Connector from Keith Road/ Mountain Highway to Highway 1 and the lands to the East. This work also includes the redesign of the existing use and geometry of Mountain Highway and Fern Street to accommodate the new Link. Onsite servicing to meet the current District of North Vancouver requirements including source control measures and site grading conforming to the FCL for the site. The offsite works will include analyzing the existing services to accommodate the future development of the Lower Lynn area, upgrading existing municipal services, undergrounding of private utilities and possible providing District Energy systems to the site. The offsite sanitary sewer main downstream of the site will require upgrades all the way down to the Metro Vancouver trunk sewer at Main Street. This main will ultimately service the new Lower Lynn Town Centre Developments. Creus Engineering is working with District of North Vancouver, MOTI and Metro Vancouver to attain approvals and is also responsible to coordinate the transportation, hydrological, and surveying consultants as part of this development.
Quest University, Squamish, BC
Client: Sea to Sky University Foundation

Description: A 240-acre, mixed use development with a full service university, resident housing, market housing, sports field, wetlands, creek crossings and significant off-site works. This project has involved the design, approvals, construction and inspection of several kilometers of road, the grading and servicing of the core university buildings, grading for resident housing buildings, integration of geothermal heat system, tie into existing water system and add equalization reservoir, pump station and storage water for domestic system.

CREUS Member Roles: The Engineer of record for all the preliminary and detailed civil, sediment and erosion control and Stormwater Management elements of the project and managed the tender and construction of the works, providing inspection for all ongoing and completed civil works. Works were phased in a manner to minimize disturbance to academic operations and existing residential uses.
