CREUS has worked on numerous Multifamily Developments in a variety of jurisdictions in the Lower Mainland and Sea-to-Sky Corridor. These projects have included residential infill-type developments as well as rezoned or undeveloped land.

Evelyn, Evelyn Drive, West Vancouver, BC
Client: Millennium Developments Corp.

Description: A 20-acre, mixed use residential development on a hillside neighborhood designed to a Leed or equivalent level of sustainability. This project has involved the design, preliminary approvals and site preparation, construction and inspection.

CREUS Member Roles: The Engineer of record for all the preliminary and detailed civil, sediment and erosion control and Stormwater Management elements of the project. CREUS members managed the tender and construction of the works and provided inspection for all ongoing and completed on-site preparation and initial civil works.
Seylynn, Mountain Highway and Fern Street, North Vancouver, BC
Client: Seylynn Development LP

Description:Seylynn (North Shore) Development LP is proposing to redevelop the Seylynn Village lands in North Vancouver to form the cornerstone of the newly proposed Lower Lynn Town Centre for the District of North Vancouver. The existing lands include previously consolidated single family lots between Mountain Highway, Fern Street and Highway 1. The proposed development generally consists of 3 residential towers, with daycare, community amenities, rental housing and ground floor commercial components. The project will involve a major redevelopment of the site including realignment of the existing road network. The total site area is approximately 2.1ha.

CREUS Member Roles: Creus Engineering Ltd. is responsible for the onsite and offsite Civil Engineering services for the multi-phased development. A major component on this work is the development of a new East-West Connector from Keith Road/ Mountain Highway to Highway 1 and the lands to the East. This work also includes the redesign of the existing use and geometry of Mountain Highway and Fern Street to accommodate the new Link. Onsite servicing to meet the current District of North Vancouver requirements including source control measures and site grading conforming to the FCL for the site. The offsite works will include analyzing the existing services to accommodate the future development of the Lower Lynn area, upgrading existing municipal services, undergrounding of private utilities and possible providing District Energy systems to the site. The offsite sanitary sewer main downstream of the site will require upgrades all the way down to the Metro Vancouver trunk sewer at Main Street. This main will ultimately service the new Lower Lynn Town Centre Developments. Creus Engineering is working with District of North Vancouver, MOTI and Metro Vancouver to attain approvals and is also responsible to coordinate the transportation, hydrological, and surveying consultants as part of this development.
The Pier, North Vancouver, BC
Client: Pinnacle International

Description: A 6-acre, mixed use hotel, residential, commercial, public open-space waterfront development on the former Versatile Shipyards lands at the foot of Lonsdale in North Vancouver. This project has involved the design, approvals, construction and inspection of the relocation of the existing 4-lane Esplanade arterial servicing and road, servicing under CN Tunnel, servicing of foreshore sea wall and Pier, servicing for phase 1 and 2 of commercial and residential buildings and design and construction integration of North Vancouver's hydronic heating system, contaminated soils coordination, foreshore work and building excavation systems.

CREUS Member Roles: The Engineer of record for all the preliminary and detailed Civil Engineering, sediment and erosion control and Stormwater Management elements of the project. CREUS members managed the tendering and construction of the works and provided inspection for all ongoing and completed civil works. We are now completing the third phase which will see the opening of the hotel and commercial sites.
Addison Living, 116 West 23rd, North Vancouver, BC
Client: Western Place Developments Ltd.

Description: A 29-unit development one block West of Lonsdale. This project has involved the design of an integrated bioswale on Western Avenue, corner bulges, street/lane improvements and incorporation of a heritage house into the new construction.

CREUS Member Roles: CREUS members were responsible for site servicing requirements and conducted regular inspections during construction. Stormwater Management, sediment and erosion control measures, and traffic management planning were all part of our scope of work.
Island Vista Townhomes, Gibsons, BC
Client: Group Pacific Ventures

Description: This project has involved the design, approvals, construction and inspection of the servicing, parking and stormwater works for this 2-building, 8-unit townhome development.

CREUS Member Roles: CREUS is responsible for all preliminary and detailed civil, sediment and erosion control and Stormwater Management elements of the project.
Premier Street, North Vancouver, BC
Client: Brody Developments

Description: A 29-unit development near Capilano University in North Vancouver. This project involves the design, approvals, construction and inspection of the servicing, road, and stormwater works.

CREUS Member Roles: CREUS members were the Engineers of record for all the preliminary and detailed civil, sediment and erosion control and Stormwater Management elements of the project. CREUS members managed the tender and construction of the works and provided inspection for all ongoing and completed civil works. Creus members worked closely with District staff on addressing aesthetic, environmental and land use concerns within the existing community.
Marine Drive, 1160 Marine Dr North Vancouver, BC
Client: Qualex-Landmark Developments

Description: A 1.8 acre mixed use development on Marine Drive including redevelopment of the existing bank plus construction of ground level retail and above ground residential units. Also includes upgrades to the existing Marine Drive and Lloyd Avenue sidewalks.

CREUS Member Roles: CREUS members were responsible for civil servicing, offsite roadworks upgrades including reconstruction of Marine Drive and Lloyd Avenue frontages, site grading, Stormwater Management, coordination with BC Hydro for offsite improvements, and coordination with electrical for the intersection signal improvements.
